Registering and letting
How do I register?
Once letting starts, you can register for the homes you prefer through your own account on the RottaNova website. The registration form has a few steps to complete. During registration we already ask you for some details. You can provide these in two ways.
Verification with DigiD. The Datakeeper app retrieves your personal details, income and employment status from the Tax Administration and the UWV. This lets you complete your registration quickly and securely.
Verification with documents. If you don’t have DigiD, the information is requested manually. Among other things, you enter your income details and upload your three most recent payslips. Once you have completed all the steps, you receive an email confirming your registration. Are you offered a home? Then we ask for some additional documents. See the ‘Document checklist’ for these.
How are homes allocated?
When registration closes, every registration is checked for completeness. Candidates are then selected based on their preferences. If several candidates have the same preference, one is picked at random. Because many homes in RottaNova are similar, we offer the other candidates for that home an alternative, if one is available.
Are there any special letting conditions?
For the full rental conditions, see the document ‘Rental and income conditions’.
Can I view the apartment?
This is a new-build complex, so the apartment can’t be viewed in person yet. The impressions, technical description and floor plans do give you a realistic and complete picture of the home.
Do I pay a registration fee?
No, there is no registration fee.
Does it matter when I register?
No, it doesn’t matter when you register. As long as your registration is complete before the registration period ends, the timing has no effect on allocation. Registrations that come in after that go on the reserve list and are considered in the next phase. So you can still be offered a rental home then.
Can my application be rejected?
Your application can be rejected if you don’t pass screening. This can be because you don’t meet the income requirement, or because the documents you provided are incomplete or incorrect.
Screening and income
What are the income requirements?
Your gross monthly income must be at least 3 times the basic monthly rent. With two tenants, it must be at least 4 times the basic monthly rent. Holiday pay and shift allowances don’t count. Your partner’s income does count in full. For the full description and explanation of the income requirements, see the document ‘Rental and income conditions’.
Can someone act as guarantor if I don’t meet the income requirement?
No, you can’t rent a home on the basis of a guarantor. To qualify for a home, you must meet the income requirements on your own. These are assessed on the income documents you provide.
Are the apartments let for an indefinite period?
Yes, there is no maximum rental term for this home. That means you can rent it indefinitely, as long as you meet the terms of the tenancy agreement.
Can I rent for a shorter period?
No, short-stay letting is not allowed. The tenancy agreement runs for at least twelve months. The homes are only available for long-term living.
Are families allowed?
Families are allowed in home types with two or more bedrooms. We do check that the number of people suits the number of bedrooms in the apartment.
Can I rent if I’m self-employed?
Yes, you can rent for yourself as a self-employed person. You must still meet the income requirements and have been self-employed for at least two years. For the full description and explanation of the income requirements, see the document ‘Rental and income conditions’.
Are students or house sharers allowed?
Unfortunately the apartments are not available to students. Sharing is possible in some cases. Both residents must have their own income and together meet the income requirement of at least three times the monthly rent. Sharing is only allowed in apartments with at least two bedrooms.
Has a WWS points calculation been made?
Yes, a WWS points calculation has been made. It is shared with the tenancy agreement.
Are pets allowed?
Pets are not allowed, except assistance animals. For an assistance animal, an additional statement or registration is required.
Which documents do I need to provide?
You can provide most details easily and securely through the Datakeeper app. With DigiD, your identity, income and bank details are retrieved automatically. We may also ask you to upload some additional documents to your personal account. No DigiD? Then you can provide all the details and documents manually. For a full list of the required documents, see the Document checklist. You’ll find it under Documents in your account.
Timeline
When will the apartments be completed?
The apartments are completed in phases. The first apartments are expected to be handed over from Q3 2027.
When will I know the final start date of my tenancy?
You’ll hear at least four weeks before the final completion date. As soon as there is more certainty, we’ll let you know straight away, so you can prepare for the move.
Can I still withdraw from the home later on?
Once you have signed the tenancy agreement, it can no longer be cancelled. So we advise you to think your choice through beforehand.
When can I move in?
Well before completion, we’ll contact you to book an appointment for the key handover. Because many homes are completed at the same time, the key handovers are spread over several days. To keep everything running smoothly and safely, you can’t move in on the same day you receive your key. With so many people moving, this takes careful planning and coordination. We’ll of course do our best to make the process as smooth and efficient as possible. You’ll receive more information about this later from the property manager.
Can someone else collect the key for me?
We prefer you to be there yourself for the key handover. If that really isn’t possible, you can ask in advance for someone else to receive the keys on your behalf. Make sure you arrange this with the property manager in good time. Your representative must be able to identify themselves and will sign the inspection report on your behalf when the home is handed over.
Completion and finish
How are the walls, ceilings and floors finished?
The apartments are finished to a high standard. The walls have glass-fibre wallcovering painted in a neutral white. The home also has a high-quality PVC floor in a neutral tone. So the apartment has a modern, well-kept base from day one. In your account, each home has a technical description with the exact finish.
Do the apartments come with window coverings?
The apartments have curtain rails.
Can I rent furnished?
No, the apartment can’t be rented furnished.
What appliances are in the kitchen?
The kitchen is fully fitted with high-quality built-in appliances. You have a fridge with freezer compartment, a dishwasher, a combination microwave, an induction hob, an extractor hood and a sink. Apartments with more than 120 m² of living space have two ovens in the kitchen. These apartments are also prepared for a boiling-water tap (Quooker), which tenants can have fitted themselves if they wish. So the kitchen has everything it needs and is ready to use. In your account, each home has a technical description with the exact finish of the home.
Can I choose the finish myself?
No, that isn’t an option. Neutral tones and modern materials were chosen on purpose.
Is there room for my washing machine and tumble dryer?
Yes, there is a washing machine connection. There is also enough storage left for things like cleaning supplies, suitcases and other household items.
Can I make changes to the apartment?
You are not allowed to make changes to the apartment.
Is there a separate storage room?
Most apartments have a storage room inside the home. A small number of apartments also have a separate storage room on the same floor or in the basement. For the exact situation, see the specifications of the home in question.
Is there a technical description for each home type?
Yes, you’ll find it in your account, with the home type. The technical description covers the floor, wall and window finishes, the kitchen appliances and materials, the walls and cupboards, and the sanitary fittings.
Is there a lift?
Yes, there are four lifts and two bicycle lifts.
Service and facilities
What does Full Service Living mean?
In RottaNova you enjoy maximum ease and comfort. Through the caretaker and the service website you can, for example, use on-demand services such as a cleaner, florist or dry cleaning. And there is always a caretaker on hand to welcome you and help you out.
What can I arrange through the caretaker or the service website?
There is one central platform for residents. Through the website you get access to the building, book shared facilities and order extra services, such as cleaning in your apartment, a florist or dry cleaning. You also arrange service and support through the website.
What facilities are there in the building?
The building has a beautiful roof garden where you can unwind. There is also a private bicycle store, with spaces for e-bikes, scooters and cargo bikes.
Who can use the facilities?
The facilities are only open to residents and their guests.
What are the roof garden’s opening hours?
The opening hours are still to be decided and may change.
Are there house rules for the shared spaces?
There are house rules for the whole complex, including the shared spaces. They are set out in the house regulations, which you must follow as a tenant.
Is there a caretaker?
Yes, there is a caretaker/host. Their hours are set according to demand and need.
Are there facilities such as parcel lockers or digital access?
Yes, the building has modern, smart facilities that add convenience and security for residents. For example, the building has a BringMe Box. This is a smart, secure system where couriers can deliver parcels safely, even when you’re not home. You then get a notification and can collect your parcel whenever suits you. The building also has an advanced digital locking system, which controls access to the building and the shared spaces in a safe and easy way.
Service charges
Does the rent include service charges?
No, the rent excludes service charges. The service charges are listed separately in the home listings and in the final tenancy agreement.
How much are the service charges?
The service charges depend on the type of apartment you choose. Your account shows the monthly rent and the service charges for each apartment. So you can see straight away which costs apply to the home you prefer.
What do the service charges cover?
You receive a full breakdown of the service charges with the tenancy agreement. They cover, among other things, the shared facilities and services in the building, such as the caretaker, cleaning of the common areas and internet. The service charges are billed monthly as an advance payment. Once a year they are settled against the actual costs. This may mean you pay extra or get money back.
Can I choose my own internet provider?
No, you can’t choose your own internet provider. The building has a high-quality central internet connection that gives fast, stable internet in every apartment and shared space. To guarantee that quality and reliability for all residents, one fixed provider was chosen. This means faults can be fixed efficiently and the network stays at its best. You also don’t need to take out an internet subscription or arrange installation yourself. The cost of internet is included in the service charges. So you have working internet from the moment you move in.
Are utilities (water and electricity) for my apartment included?
No, water and electricity are not included in the rent or the service charges. You take out a contract with a supplier for these utilities yourself. For heating and hot water, you need an agreement with Eneco. Water is supplied by Evides. The supplier then bills you directly.
Which services are explicitly not covered by the service charges?
Extra services through the caretaker and the service website, such as cleaning in your apartment, a florist or dry cleaning. You pay for these separately when you use them.
